Using your home equity to make home improvements makes the most sense. Borrowing against your home equity to buy a car is unwise, if only because car loans are often issued at lower interest rates than home equity loans. Borrowing against your home equity to pay-off other debts is not crazy, but it could easily mean that you'll be paying on goods and services long since consumed for a decade or more, making them much more expensive.

It's important to realize that a second mortgage is based off the equity you have in your home. Equity is the difference between the value of your home, and how much you owe on the mortgage. So if your home is worth $150,000 and you have $50,000 left on the mortgage you have $100,000 in equity available to you. Most lenders will allow you to borrow between 60% and 80% of your total equity in the form of a second mortgage.

Interests Rates
In general, second mortgages implement higher interest rates. This is logical because lenders are taking greater risks in providing such loans. If you would get into default on your loans, you are required to first settle your primary or first mortgage. Only after settling your first home loan would you be required to take care of the second.

Check the APR (annualised percentage rate) applied. It is advisable not to immediately apply for the second mortgage you find. There could be other second mortgages with lower APRs. As you perform a comparison before your decision, get quotes from several banks, credit unions, and dedicated mortgage lenders so you could logically find the best product there is for you.

Shop and compare

An Additional Lien on your Home
When you take out a second mortgage you are putting another lien on your home. This second lien puts the second lender in line behind the first lender to get your home. This means even if you pay off your first mortgage but then default on your second you are still going to lose you home. When you take a second mortgage you increase the chances that you will lose your house and give yourself more debt to pay back later on. It is not a decision that should be taken lightly.

Terms and Conditions
It is a must to carefully read and understand the terms and conditions of all second mortgages you consider taking. When you compare to choose the best, do not focus on just the rates and fees. Look at the terms and conditions because there could be many other provisions that could make second mortgages advantages and disadvantages.

Check out any balloon payment. Most second mortgages initially offer low and more affordable payments. Those usually require bigger payments at the end of the loan. Carefully read the loan contract to find out if such balloon payments would be ideal for your situation.

How to Get Rid of Skin Tags

Small growths on the skin are extremely common. But what exactly are 'skin tags'? Know to dermatologists as acrochordons Skin Tags are small flesh or brown-colored non-cancerous growths that protrude from the skin, forming small 'tags'. Though they can grow to several centimeters in size, most are tiny, measuring no more than a couple of millimeters. Some people appear to be genetically more prone to developing them than others and they tend to be more common as you get older. But remember skin tags are mainly cosmetic --- in other words, it's not necessary to remove Skin Tags because they are of no danger to you.



In fact, most people choose to remove Skin Tags because of their pretty unsightly appearance. They normally grow in the neck area, on the eyelids, nose, face and the armpits although they can grow anywhere on the body. Here are some quick tips on how to remove skin tags effectively.

Castor Oil and Baking Soda
If you mix castor oil and baking soda into a paste and rub it into your skin tag(s) twice a day, within a week to 2 weeks (depending on how large your skin tag is) the skin tag should fall away on its own. You can use castor oil on its own, but blending it with baking soda allows it to work much faster.


Vitamin E Capsule
Try this method to rid yourself of skin tags entails using vitamin E from a capsule. Apply the vitamin E oil to the skin tag and the surrounding skin. Then cover the skin tag with a cloth type band aid strip. The vitamin E is good for your skin. The Band-Aid will kill off the blood supply to the skin tag, and it will fall off in a day or two. Reapply more vitamin E oil, and another small Band-Aid the next day. This should take care of the pesky skin tag, and the surrounding skin. Just pierce the vitamin E capsule with a knife point or needle. Be careful not to stick your self.

Alcohol
This method may sound a little painful, but it's not as bad as it sounds. You should see some clear skin on the top of your skin tag if you look at it in the light. Clip that extra skin off with a nail clipper. There are no nerves in this section so it shouldn't hurt too much. Your skin tag might bleed but that's okay. Take some nail polish and dab it on the top. This might hurt. 


  • Let dry and leave it alone for a day or two. It will be sore, but not too sore.
  • After two days wiggle it. Then some more. If you are very sensitive to pain, numb it with ice cubes. Finally pull it out. This won't hurt very much at all. There will be a red spot for the next few day, but just put some aloe vera healing medication on it and the tag scar should go away in about a week or so.


Tea Tree Oil
Tea tree oil has so many benefits, and removing skin tags is one of them. In fact, if you rub tea tree oil into your skin tags twice a day for 3 days to a week, they should fall off naturally on their own. Be careful to not get this oil in your eyes however if your skin tags are on your face, it won't damage your vision, but body does this oil sting!



Dermisil
The other natural way to remove skin tags is to use a herbal extract like Dermisil for skin tags. This natural medicine is extracted from 3 plants that are very well known for their healing effects on so many severe skin conditions.
These three plant are: Ricinus communis, Thuja occidentalis and Melaleuca alternifolia.




Apple Cider Vinegar
Rub a little bit of apple cider vinegar onto a cotton ball and soak the cotton ball on the site of the skin tag 3 times a day. Follow this procedure for up to several weeks or until the tag has fallen off. After several days, you should notice the skin tag changing color. It will gradually darken until it eventually falls off.

Duct Tape
Take a piece of common gray household duct tape and apply it to the skin tag. Keep it on all day, and when it loosens up check to see whether the skin tag has either loosened of fallen off. Try it again the next few days, if you don't get quick results.




When you are working on removing skin tags, be careful about not picking at them or trying to cut them off. If they get irritated, infected, or are otherwise bothersome while using homemade remedies to remove them, consult a dermatologist. If you have concerns about removing skin tags on your own, you should seek the advice and care of a dermatologist. These methods are not guaranteed to work, but have known trusted properties that help in removing skin tags.
